Cap Rate
Net Operating Income divided by property value — the primary metric for evaluating commercial real estate returns.
NOI (Net Operating Income)
Gross rental income minus operating expenses. The starting point for most commercial valuation.
DSCR
Debt Service Coverage Ratio — measures whether a property generates enough income to cover its loan payments.
Value-Add Investment
A property with below-market rents or deferred maintenance that can be improved to increase NOI and force appreciation.
1031 Exchange
A tax strategy that allows investors to defer capital gains by reinvesting proceeds from a sale into a like-kind property.
NNN (Triple Net) Lease
A lease structure where the tenant pays taxes, insurance, and maintenance — creating a more passive income stream for the owner.
Pro Forma P&L
A projected income and expense statement for a property, typically used to evaluate a deal's potential performance.
Cap Rate Compression
When cap rates decrease over time, driving up property values — a key market cycle indicator.
